A barn built for today, designed for tomorrow

Today, this generous Cedarspan barn is a garage and workshop. But when John designed it, he was thinking of a very different future.

What is now a car enthusiast’s dream space for housing and storing his automotive classics could be something entirely different tomorrow.

And that’s the plan.

The rural building that every country property needs

It’s what makes life in the country work. A huge space for garaging vehicles, working on rural projects, and storing the machinery and tools that go hand in hand with acreage life. Practical, functional, well-lit, well-ventilated, weather-tight. It’s the building that every country property owner aspires to – the one that transforms life on the land.

It was the dream John brought to life on his 10-acre property in the NSW Central West.

But step inside, look closer, and you’ll see the dream didn’t end there.

At first glance, it’s exactly what you’d expect from a big rural garage and workshop. Restored classic cars in various stages of attention; tools organised on workbenches, shelves and cupboards; the ride-on mower that owning almost 4.5 hectares of land necessitates. This is a work and storage space operating just as it should. Large enough to house and move around several cars comfortably, bright enough for detailed project work, practical enough to easily move equipment and vehicles in and out.

But that lofty cathedral ceiling? It’s not just ideal for ventilation and light.

Those two sets of double barn doors? They’re not just perfect for drive-through vehicle access.

That big, handy loft? It’s not just storage for excess materials and parts.

And then there’s the bathroom. Not the basic workshop toilet tucked in a corner that you might expect. Behind those raw internal walls under the loft is a fully tiled space complete with a luxury bathtub, timber vanity, laundry sink and toilet. The kind of bathroom that belongs in a home. Not a garage.

That’s because this barn was never just about cars.

A barn with big plans

When John entered into this building project more than five years ago, it was with versatility and the future in mind. His plan was to create the ultimate garage and workspace today, with bigger possibilities for tomorrow.

So, here’s what you can’t see at first look.

This building is ready, when John is, to be converted into something else entirely.

“It’s a work area now, and has been used for projects,” he tells us, “However – the design has been laid out, plumbed and cabled to easily convert from a workspace into more of a living space in the future, like a barndominium, or a bunkhouse/workshop, studio, future B&B or a party barn.”

Beneath the heavy-duty concrete floor – ideal for bumps and spills today – sits the plumbing needed for accommodation tomorrow.

Within the unlined walls – providing perfect built-in shelving and tool storage while in use as a workshop – lies cabling ready to power whatever the space becomes next.

With all this infrastructure complete plus LPG and rainwater tanks connected, the expense and disruption typically associated with converting a garage into living space have been eliminated.

And that was always the plan.

European inspiration, Australian execution

It wasn’t just the infrastructure that was intentional, though.

It was the layout. The positioning of the windows…ready to capture rural views from a future kitchen sink or dining table. Where the big barn doors were placed…ideal for throwing open onto an outdoor entertaining space in years to come. And most importantly, it was the design. Aesthetics that captured the classic farm barn styling of the northern hemisphere.

Which is one of the reasons John chose Greenspan.

“We took a trip to Northern Europe years ago and saw the barns there in classic farmland environments,” John explains, “We chose the Greenspan option because of the design and the aesthetic of the barn was something that we like…These designs have an appeal that sits nicely in the rural setting.”

The base design of the Cedarspan – with its classic pitched gable roof and traditional barn styling – was exactly what John was looking for.

And the flexibility to personalise the design features – from cladding to colours – made sure the result mirrored John’s vision.

Fast, reliable, predictable

But there was more.

It was quick and easy.

“The modular design of the structure meant that the barn construction can happen very quickly and with little fuss,” John notes.

Unlike more traditional construction methods, PreCrafting is reliable, unaffected by weather, and both manufacture and installation take place quickly – within weeks, not months. And with that certainty comes control of expenditure. The delays on site associated with traditional building inevitably mean significantly increased costs, with every week of extension adding labour charges, equipment hire, and project management fees.

“Minimising the time spent in construction was attractive when it comes to managing our budget on this project,” explains John, “With the short construction time we liked that this removed any risk of worrying about delays in construction and the costs that accompany delay.”

But before even reaching the construction stage, John was impressed with the efficiency of building with Greenspan.

“The sales process was handled smoothly with attention to detail on questions and experience gained and relayed of many other projects that have gone before and been handled by the Greenspan team,” John recalls.

This collaborative approach made the complex requirements of building a space for one use now, and something very different later, manageable. John wasn’t just selecting from standard options – he was working with a team that understood both immediate workshop needs and long-term conversion strategy. Questions about engineering and structural integrity, infrastructure placement, advice on positioning and layouts for future use, guidance on maintaining flexibility while meeting current needs – all of it informed by thousands of previous projects.

“It’s a practical approach that is not hard sell and is founded in technical capability, which is what we valued once we made the decision to go ahead,” John describes.

Details that make the difference

The exterior delivers on John’s European barn vision. Vertically applied eco-hardwood cladding showcases natural wood grain that will weather beautifully over time. Woodland Grey Colorbond roofing strikes the balance between rural character and a refined finish. But it’s the white detailing – windows, barn door cross bracing, even the downpipes – that truly captures traditional barn aesthetics.

The layout is equally considered. Two sets of barn doors dominate the front elevation, providing perfect access for John’s classic cars today while offering endless possibilities tomorrow. On the rear side, another set of centrally-placed barn doors creates drive-through vehicle access, maximum cross-ventilation, and future flexibility. Directly opposing windows positioned front and rear balance aesthetics while framing rural views.

Pedestrian access is also thoughtfully addressed. The front gable end features a barn door that is ideal for daily workshop comings and goings, as well as any future residential entry. The rear has a timber door and a full-length double-hung window, maximising natural light. Fixed gable windows at both ends, plus a skylight overhead, fill the interior with light throughout the day and offer a view of star-filled skies at night – the perfect combination whether in use as a garage or accommodation.

It’s intentional function and beauty that works across purposes. Authentic styling, layout and design that’s ideal for a rural garage and workshop now…and beautiful for a barn conversion of any form later.

Standing out for the right reasons

The neighbours are impressed too. Quality doesn’t go unnoticed in rural communities, and buildings that sit considerately in the landscape are greatly appreciated.

“I have received compliments on not just the barn, but the way it was built,” John tells us.

Rather than a metal eyesore that dominates the landscape and looks totally out of place, John’s barn sits comfortably in its setting. The vertical eco-hardwood cladding can be sympathetically stained or allowed to weather naturally over time, silvering gently as the timber ages and becoming even more embedded in the landscape with each passing season. It’s the kind of feature you can’t manufacture – only time and weather create it.

And, regardless of how it’s used, now or in the future, the quality engineering, construction and materials used ensure decades of reliable service. This is a building that will still be serving the property in thirty, forty, fifty years and more… whether that’s as a workshop, accommodation, or something yet unimagined.

It’s architecture that respects its context, working with the landscape, not against it. It’s quality construction built to last.

John’s attention to detail extends across the property, with a custom vintage wrought-iron style gate from Greenspan’s sister company, Authentic Gates, the finishing touch. It’s the same quality and character that defines the barn, creating a cohesive, well-considered property.

And that’s why the neighbours notice.

Barn conversion ready

So, when the time comes to convert this barn into its next role, it’s ready.

It’s fully weatherproofed with gutters, flashing and downpipes, sarking lining the walls, and insulation prefitted to the roof panels. The wall cavities are designed to allow full-thickness insulation batts to be installed before lining. It’s as solid as any house…even if it’s just a workshop for now. This is all standard with any Cedarspan, but then there’s John’s additional preparation – the cabling, the plumbing, the infrastructure.

Conversion into an Airbnb, events space, barn home or any one of the workshop’s possible futures, will be a breeze.

All realities exist because of decisions made during design and construction – thinking ahead, building smart, and partnering with a team that understood the vision.

“We are pleased with the barn and view it as a valued addition to our property,” John says.

It’s certainly that today, and it will continue to be tomorrow.

John’s rural garage and workshop is a Cedarspan 40100 measuring 7.4m x 18m with an internal loft measuring 3.6m x 7.2m.

It features vertical Eco-hardwood natural cladding, handcrafted timber barn doors, aluminium windows in “White” and Colorbond® roofing in “Woodland Grey”.
