Price varies dramatically.
You’ll see one supplier advertising beautiful renders of backyard studios from just a few thousand dollars. Another might quote in the tens of thousands for one that appears to be a similar size and design. Larger rural buildings can range anywhere from under $50,000 to well over $150,000.
So why the variation?
The reason for such a wide range is simple. A “prefab building” isn’t one type of building. It covers everything from basic DIY kits to fully engineered timber buildings designed to last for decades.
That’s why there’s no single answer to the question, “How much does a prefab building cost?”
Instead, the better question is:
“What determines the price, and what level of building is right for what I want to achieve?”

What actually drives the final cost
Of course, size matters. Naturally, larger buildings require more materials and more labour. But the real difference in price between two prefab buildings of similar size comes down to a handful of other factors.
Materials and build quality
This is one of the biggest differences between budget and premium prefab buildings.
At one end of the market are lightweight flat-pack kits of cheap materials – buildings with thin walls with little or no structural framing, basic cladding, Perspex “glazing,” flimsy doors, and minimal weather protection.
At the other end are properly engineered timber buildings with quality structural framing, premium cladding, Colorbond® roofing, permeable wall wrap, proper glazing and construction methods designed to deliver decades of service.
The details give it away. At the quality end, doors and windows are glazed with real glass, not Perspex, and come from trusted names like Stegbar, Corinthian, Hume and Wideline. These are the things that make a difference, and the things a bargain kit quietly leaves out.
High-quality materials specifically designed to endure the Australian climate cost more. But they produce buildings that are stronger, more comfortable, and significantly longer-lasting.
How it arrives and how it goes up
Most prefab buildings are delivered in kit form, and putting the building up is a separate cost. Whether you assemble it yourself, use your own builder or carpenter, or have an installer do it all affects the final figure.
But how much installation costs depends heavily on how the building arrives. A pile of pre-cut materials that need to be built from scratch on site requires far more effort, time, and cost than a set of pre-made wall, floor and roof panels, with wall wrap and roof insulation already fitted, that simply join together on site. The more that is done in the workshop, the less time, labour and cost the building takes to put together.
Fit-out and finish capability
A building designed to be fitted out fully – wired for power, insulated, lined, plumbed – costs more because it is engineered and built to a higher standard from the start.
Most quality prefab suppliers, Greenspan included, supply the structural shell, leaving the internal fit-out to you and your chosen trades. That keeps the design flexible and allows you to control the finishes – and ultimately the budget.
The fit-out itself inevitably adds cost to the price of the building itself. But with the right building from the start, you’ll end up with a genuinely comfortable, usable space – not just four walls and a roof. A cheap shell is only cheap until you try to make it a proper, practical or liveable space.
Site works and foundations
Preparing the ground adds cost, so the type of footing your building sits upon matters.
A concrete slab is one option, but an elevated pier floor system can avoid a slab altogether. It reduces the need for on-site preparation and ground works, self-levels on uneven ground, and often makes the difference between being able to build on difficult or sloping terrain and not being able to build there at all.
Customisation
Prefab is often associated with ‘off the shelf’ – a fixed design with limited or no scope for changes. And in the majority of cases, that’s true.
But it doesn’t have to be that way.
A simple pre-designed building supplied as-is will cost less than a building that has a highly personalised design with multiple personal design choices. However, with customisation comes control – when the building is designed around you, your choices help you shape your budget.

What other costs do you need to consider?
Beyond the building, a few external factors shape the final figure. They have less to do with the building itself than with where it’s going and what your site and location demand of it, and they’re worth understanding early, because they can move the total more than people expect.
Delivery and site access
Because a prefab building is made off-site, it has to get to you, and freight is usually quoted separately, based on distance and how easy your site is to reach.
A flat-packed building delivered to a suburban block is one thing; one taken to a remote rural property, a site accessible only by narrow tracks or with limited access, difficult or sloping terrain, or a location only reachable by water is another.
The upside of a compact, flat-packed load is that it makes tricky and remote sites achievable in the first place. But where you are located in the country and what your site is like is a genuine factor in the final cost.
Approvals
The approval pathway your build needs also influences the final costs. A smaller or non-habitable building may be exempt from approval altogether; others may qualify for a fast-tracked development certificate, and some require full council approval. Which pathway applies depends on your site, your state, your use, and what you are building, and it is worth knowing before you budget. Site and climate upgrades
Where your building goes can bring its own construction requirements. A bushfire-prone site carries a BAL (Bushfire Attack Level) rating, and the higher it is, the more the build has to be upgraded, which adds to the cost. Other site conditions, such as flood- or cyclone-prone areas may also come with specific building requirements. None of this is a reason to avoid building; it’s simply part of building properly for the conditions. It’s not always possible to do that with a cheaper prefab build, and knowing your site’s requirements early means no surprises later.

You get what you pay for
It’s a cliché, but with prefab buildings it couldn’t be more applicable.
Everything we’ve talked about above – the materials, the fit-out, how the building arrives and goes up, the footings, the level of customisation – points to one single truth: with prefab, the price directly reflects what you’re actually getting.
A low figure nearly always means compromise on something, whether that’s insulation, quality materials, proper engineering and construction, or simply the lifespan of the building.
You can spend a little on a backyard building or a lot; you can put up a basic rural shed or a finished barn you’d happily live in. Cheap and premium exist at both ends of the market. So, the useful question isn’t “what does prefab cost?” but “what am I actually getting for the price?” and “does it really do what I want it to do?”
There’s a simple tell, too. The cheapest options are often sold on renders and artists’ impressions rather than photographs of real, finished buildings, and there’s usually a reason for that. When you’re comparing suppliers, look for real project photos and a track record of completed builds. A supplier who has been doing this for years can show you hundreds of real projects, not just a computer image of one.
Ultimately, the cheapest option rarely turns out to be the best value. The building that is still comfortable, still performing and still standing just as strong in thirty years is almost never the one that was cheapest on day one.
Backyard buildings: what to expect
For a backyard studio, home office, garden room or guest space, the building itself generally falls into one of a few levels, with everything else, delivery, installation, fit-out, any footings and approvals, on top.

What separates a backyard building you’ll love from one you’ll regret is rarely the headline price. It’s whether it’s comfortable in summer and winter, whether it’s built to last, whether it looks like it belongs in your garden, whether you’ll genuinely use it, and whether it adds value to your property. Rural and larger buildings: what to expect
Rural prefab buildings cover a broad spectrum. At one end are farm structures built purely for storage, machinery, livestock and agricultural use. At the other end are highly personalised barns and lifestyle buildings that can become almost anything – workshops, studios, accommodation or even homes. As the purpose changes, so too does the level of engineering, materials and ultimately the price.
Farm buildings and utility sheds
These are practical working buildings designed primarily for storage, machinery and agricultural use.

The more enclosed, insulated and engineered the building becomes, the higher the cost.

Adaptable barns and rural lifestyle buildings

The same structure can be used as almost anything – a machinery shed, workshop, horse stables, garage, or accommodation. It’s the internal fit-out and finish that determine how the building is ultimately used, not the structure itself. That’s why it’s often more useful to think about the building separately from the fit-out. The structure remains largely the same – depending on how you personalise it, of course. It’s what you do with it inside – the insulation, lining, services, kitchens, bathrooms and interior finishes – that determines how the space is ultimately used and what the final investment becomes. And this flexibility also allows you to complete the building in your own time, managing the budget, timeline, or future plans.
As a guide, barn buildings of this kind can typically start from around $30,000 for a small basic barn, with larger, more customised designs extending well beyond $160,000+ before installation, internal fit-out, services, approvals and site works are added.
Modular homes
Complete modular homes occupy a different part of the prefab market altogether.
Unlike adaptable barn buildings, they’re designed as finished, turn-key homes from day one, with kitchens, bathrooms, internal linings and residential finishes already included.
As a result, prices typically start around $150,000 and can exceed $500,000 for larger custom homes. Granny flats and secondary dwellings sit in a similar space, broadly $80,000 to $140,000+ for a studio, $120,000 to $200,000+ for a one-bedroom, and $180,000 to $280,000+ for a two-bedroom, once approvals, services and fit-out are counted.

Why we can’t just give you a fixed price
One of the most common questions we’re asked is “Why can’t you say how much your buildings are?”
The honest answer is that it’s virtually impossible. Whether it’s a small backyard room or a large rural building, a fixed price would mean a fixed building, and that’s not what we make.

Think about everything that influences the price.
- The design and size you choose
- The wall height
- How you customise it. The cladding you choose. The style, quantity and positioning of the doors and windows. Any additional features you include, such as lofts, decking, porches, verandahs, and awnings
- Whether it sits on a simple pier floor or a concrete slab
- How far it has to travel and how easy your site is to reach
- Which approval pathway your property needs, and any bushfire or site upgrades
- Who installs it and how you fit it out

Often, yes, though it depends on the type of prefab building you’re comparing. Because prefab buildings are manufactured off-site in a controlled workshop, they typically involve less on-site labour, less material waste and fewer weather-related delays than a traditional build.
Supply-only prefab buildings like ours, where you arrange the installation and fit-out yourself, generally offer the greatest savings and the most control over the final investment. Fully finished turnkey modular homes, on the other hand, are priced much more like a conventional house build because they include the complete fit-out.
Just as importantly, prefab offers greater cost certainty. Much more of the investment is known upfront, rather than emerging as the project progresses.
One of the biggest advantages of prefab is speed. Because most of the construction takes place in a controlled workshop, it’s largely unaffected by the weather delays that often slow traditional building projects.
