PreCrafting: Building better by design 

Since 1976, Greenspan has been PreCrafting innovative buildings that balance aesthetics and functionality with sustainability and energy efficiency. 

So, what is PreCrafting?

PreCrafting is a sophisticated form of prefabrication that allows us to design and manufacture high-quality, modular buildings with a lower environmental impact. The entire process, from beginning to end, has a drastically reduced carbon footprint compared to traditional construction.

It starts with precision engineering and design. Using Computer-Aided Design (CAD) and Computer-Aided Manufacturing (CAM) technologies, every detail, from the pitch of the roof to the placement of the bolts, is carefully planned. This attention to accuracy not only ensures structural integrity, but also reduces inefficiencies, eliminates errors, and produces perfectly fitted components, ensuring less waste with optimised material use. 

In our Sydney-based factory, we employ lean-manufacturing methods and time-honoured craftsmanship techniques to meticulously handcraft each component. Using a series of 50 steps and 20 rigorous quality control checks, this factory-controlled approach slashes material waste. In fact, a comprehensive study by the Waste & Resources Action Program (WRAP) discovered that this method of modular construction can reduce waste of materials such as timber, cardboard, plastics, and concrete by up to 90%, compared to traditional construction. 

Sustainability on site

The environmentally-friendly nature of PreCrafting doesn’t stop at the factory floor. 

Once manufactured, the modular sections are delivered for fast and efficient on-site installation, typically requiring only one or two trucks and just days or weeks, rather than months or even years of construction! This whole process significantly reduces vehicle trips and labour compared to traditional methods, where multiple deliveries, contractors, and heavy machinery would otherwise be required. Fewer trips and trades mean lower emissions, less congestion, and minimal disruption to the surrounding environment.

In addition, Greenspan buildings are designed to be installed with minimal impact on the land. Our pier-mounted flooring system eliminates the need for concrete slabs or extensive earthworks or excavation. Not only is this far more cost-effective, it prevents unnecessary site and soil disturbance, can avoid tree removal, and reduces the carbon footprint of concreting.

Sustainability at the source

Timber is at the core of Greenspan buildings, which are PreCrafted using timber framing and cladding. 

Why is this notable?

Well, timber is the ultimate renewable material. It has one of the lowest embodied energy footprints in construction and every stage of its production cycle is the most environmentally friendly of all building materials. The entire process from planting and harvesting to manufacturing and installation uses significantly less energy than alternatives.

Trees absorb and store carbon dioxide as they grow. When used in construction, timber continues to store carbon for the lifespan of the building, reducing greenhouse gases in the atmosphere. Younger trees absorb carbon at a faster rate than mature trees, so responsible forestry practices contribute to ongoing carbon capture and environmental benefits.
